Buy now, move later: renting out your Limassol home until you retire

Buying a few years before you retire can lock in today’s price and let the home pay its way until you move in. How a written rental guarantee works, what to check and how the rent is taxed.

Many people buy their retirement home in Cyprus years before they actually move. Done carefully, it secures a home at today’s price, gets your paperwork in order early and – if the home is rented out in the meantime – helps it pay for itself. Here is how it works.

Why buy before you retire?

  • Today’s price: Cyprus residential prices rose 8.5% in the year to the second quarter of 2026, according to the Central Bank of Cyprus. Buying off-plan fixes the price when you sign.
  • Time to plan: you can sort out banking, the title deed process and your residency route without pressure.
  • Get to know the area: you can spend time there on visits before you move for good.

How a rental guarantee works

On selected new-build projects, the developer guarantees a fixed annual return – typically 6–7% of the price – for a set period after handover. In return, the developer or its management company finds tenants and looks after the apartment. The key word is written: the guarantee must be a clause in your sale contract, or a signed annex, stating:

  • the rate and how it is calculated (on which price, before or after VAT);
  • when payments start and how often they are made;
  • the duration, and what happens when it ends;
  • who pays for maintenance, service charges and furnishing;
  • whether you can use the home yourself, and how much notice you must give to end the arrangement and move in.

Plan your move-in date

Think about when you want to move. If you plan to retire in four years, a guarantee covering the first three years after handover may fit well; if you want flexibility, look for terms that let you end the rental with reasonable notice. Ask your lawyer to check the exit terms before you sign.

How the rent is taxed

Rent from a property in Cyprus is taxable in Cyprus, even while you still live in the UK. Under the 2026 rules it is taxed under the personal income tax bands after a 20% deduction, and the separate defence contribution on rent was abolished from 2026. You may also need to declare it in the UK, with credit for the Cyprus tax – your tax adviser will confirm.

Before you sign: a short checklist

  • Guarantee written into the contract or a signed annex.
  • Clear start date, rate, duration and payment schedule.
  • Furnishing and management costs agreed in writing.
  • Your right to move in, and the notice required.
  • Your own independent lawyer has reviewed everything.
  • Contract deposited at the Land Registry.

The right project matters more than the headline rate

A guaranteed return is only as good as the developer and the location behind it. We work with a range of Limassol developers and compare projects for you – build quality, area, guarantee terms and how well each one fits your retirement plans.
